Focusing predominantly in the UK, Kalms Property Finance (KPF) have experience in advising and structuring loan facilities ranging from £1m upwards. We specialise in bridging, commercial and residential investment and development finance. No matter the requirement, we will lead and manage the entire process for our clients from inception through to completion. Samuel Kalms
Director
Sam founded KP Finance in 2016 and brings over 15 years of extensive experience as a debt advisor in the real estate industry.
With vast expertise and a proven track record, he takes the time to understand each client’s unique business plan, aiming to deliver finance solutions that are genuinely tailored to individual needs.
Sam has a deep understanding of real estate and excels at structuring complex, high valued, bespoke funding packages.
Having established himself in the market as being trustworthy, knowledgeable, respected and well connected, he is able to leverage his vast network of seasoned industry professionals to bring in additional support when needed, ensuring a smooth and comprehensive service.
His clients who are based in the UK and overseas, include established real estate companies, family offices, HNW’s and property funds.
Through his career Sam has successfully arranged financing across a wide variety of sectors such as residential, PRS, office, industrial, student accommodation, retail, and hotels.
When he’s not working, Sam enjoys spending time with his three young daughters, who keep him very busy and grounded.
Ricky Bloomberg
Property Finance Associate
Ricky joined Kalms Property Finance in 2022, bringing over 12 years of experience in the real estate industry. Since then, Ricky has successfully transacted across a wide range of asset classes and finance options available in the market, including residential, commercial, and mixed-use properties. His strong understanding of both traditional and alternative finance solutions enables him to provide tailored and strategic funding options that meet the unique needs of each client.
Prior to KP Finance, Ricky successfully grew a small independent North London Lettings & Management business into one of the leading firms in the area. His professionalism, exemplary service, and attention to detail set him apart. With strong business development and client management skills, Ricky moved on to a market-leading Referencing and Rent Guarantee Insurance provider, securing new business from top London agents.
Ricky later transitioned to a business development role at an established real estate finance brokerage, where he rapidly honed the skills required to excel in the finance sector.
Now, with over two years at KP Finance, Ricky continues to support the Managing Director on a wide range of debt deals, while also focusing on strengthening and expanding the company’s stakeholder relationships.
Outside of work, Ricky enjoys spending quality time with his family and following the Spurs.
